Today's Home Buyers Are Acting Like Investors — And That's a Good Thing
By Milica Cvetkovic | The Realty Firm Inc., Brokerage
Something has shifted in the way people buy homes.
A few years ago, most buyers walked into a showing with a wish list: three bedrooms, a big backyard, good schools nearby. Today, they walk in having already researched the neighbourhood's appreciation history, compared it to two other areas, and looked up what's being built down the street.
Today's buyer isn't just searching for a home. They're evaluating an investment.
And honestly? That's not a bad thing.
Why Buyers Think This Way Now
It's not hard to understand where this mindset comes from.
Over the past several years, Canadians watched real estate do something remarkable. Prices climbed. Equity grew. People who bought homes saw their net worth increase in ways that stocks, savings accounts, and other investments simply couldn't match for most households.
That got people paying attention — not just to whether a home felt right, but whether it made sense financially.
Now buyers ask questions that used to be reserved for real estate investors:
- What has this neighbourhood appreciated over the last five years?
- Are there any major developments planned nearby?
- How long do homes typically sit on the market here?
- What would this property rent for if I needed to?
- What's the resale potential if my life changes in a few years?
These are smart questions. And as a REALTOR®, I love working with buyers who ask them.
What This Shift Means for You as a Buyer
If you're thinking about buying a home in the London or St. Thomas area, here's what this investor mindset looks like in practice — and why it works in your favour.
You look at the neighbourhood, not just the house. A beautifully renovated kitchen in a declining area is a risk. A modest home in a neighbourhood with rising demand, new infrastructure, and low turnover? That's a smart buy. Buyers who think like investors look at the bigger picture before they fall in love with the finishes.
You think about the long game. Not every buyer plans to stay forever. Life changes — jobs, families, relationships. Buyers who think about resale from the beginning make choices that protect them no matter what happens down the road.
You ask about the data, not just the vibes. Days on market. List-to-sale price ratios. Absorption rates. These numbers tell a story about whether a market is moving in your favour — or against you. Knowing them helps you make a confident offer, not a guess.
You separate emotion from decision-making. This one is hard, but important. The best buyers I work with can love a home and still walk away if the numbers don't line up. That discipline protects them.
What Hasn't Changed
All of that said — you're still buying a home, not a spreadsheet.
You have to live there. Your kids will grow up there. You'll cook dinner, have people over, wake up on a Sunday morning there. The emotional side of buying a home is real, and it matters.
The buyers who do this well aren't cold or robotic about it. They're just informed. They do their homework, they understand the market, and then they let themselves fall in love with the right place — knowing it's both a home and a good decision.
How I Work With Today's Buyer
My job has always been to help you make one of the biggest decisions of your life — with confidence.
That means giving you the data you need to understand what a property is really worth, what the area is doing, and whether the timing makes sense for you. It also means being honest when something doesn't add up, even if it's a home you love.
If you're thinking about buying in London or St. Thomas and you want someone who will take your questions seriously — all of them — I'd love to connect.
